"We had never put a house up for rent before but knew we wanted to use a local company. We contacted Rich and Bowman Property Management and have been beyond pleased with the results. They took care of finding great renters, money management, repairs, and anything else we have asked of them. I would recommend Bowman to anybody looking for great property management at a reasonable price."

"Rich Bowman and Bowman Property Management are terrific! As an owner who lives over a thousand miles from Georgia, I was at a loss as to how to manage my rental property in Athens. Rich Bowman evaluated the property, suggested repairs, hired economical and efficient workmen and, when any job was completed, sent pictures of the results. He rented our Georgia home to responsible tenants who left the property in tip-top shape. Because of Rich’s responsiveness – he returns emails and phone calls quickly – and the state of the art systems he has in place – check out the owner’s portal – I was confident I did not need to live in Georgia to be a Georgia landlord. Rich Bowman is a true professional whose understanding of the realities of the business extends to having the proper tools at his fingertips to do the best job possible."

When an applicant is approved, we prepare the lease, lease exhibits (i.e pet exhibit, security system exhibit, etc.), and required disclosures (i.e. Mold, Mildew, and Mositure disclosure, Property’s propensity to Flood disclosure, etc.). We provide the documents to the prospective tenant for their review and answer any questions or concerns they may have.
Once the prospective tenant has reviewed the documents and we have answered any questions they may have, we schedule the lease signing.
At the lease signing, the tenant signs the documents and pays a nonrefundable reservation fee (to take the property off the market and hold it for them) in an amount equal to one month’s rent. We deposit and hold these funds in our escrow account registered with the Georgia Real Estate Commission. Note: Once the tenant moves in, the nonrefundable reservation fee is applied to the first month’s rent.
After reviewing the documents signed by the tenant, we sign the documents (as the landlord) and provide a copy of the lease with all the signatures to the tenant and a copy to the property owner.
