• Application Procedure

  • Each adult over the age of 18 that will be residing in the property will need to complete an application and pay an application fee of $35.00.
  • Each applicant will need to provide a government issued photo I.D. (I.D.s can be emailed to rich@bowmanpropertymanagement.com).
  • If a guarantor is needed (see qualifying guidelines below), the guarantor must follow the same procedures described above.
  • Once a complete application is received it generally takes 2-3 business days to process the application. If credit score is lower than 600 and/or a guarantor is needed the process usually takes longer.

• Qualifying Guidelines

  • No bankruptcies on credit report that have not been discharged.
  • No collections from previous landlords
  • Credit score of 600 or above (credit scores below 600 may be approved with a guarantor and/or a larger security deposit).
  • 3X the monthly rent in verifiable income (paystubs are best and can be emailed to rich@bowmanpropertymanagement.com; if self-employed, previous year’s tax return) or other verifiable source of funds (bank account, brokerage account, etc.) that will be used to pay rent.
  • Two (2) most recent years of verifiable and satisfactory residency history.

• Guarantors

  • A lease guarantor(s) and/or larger security deposit may be required upon evaluation of the rental application.
  • The guarantor(s) must have a credit score of 650 or above and verifiable income of 5X the monthly rent or other verifiable source of funds (bank account, brokerage account, etc.) excluding retirement accounts.
  • The lease guarantor(s) must reside in the United States.
